“We Can Always Reduce It Later” – The Biggest Mistake Home Sellers Make
Why overpricing your home could cost you thousands when selling in Ramsbottom, Bury and Bolton.
If you’re thinking about selling your home, there’s one phrase I hear regularly that genuinely makes me nervous:
“Let’s put it on at a higher price. We can always reduce it later.”
It sounds perfectly reasonable, doesn’t it?
After all, what’s the harm in testing the market? If somebody offers the asking price, fantastic. If not, you simply reduce it after a few weeks.
Unfortunately, selling property doesn’t always work like that.
In fact, overpricing your home when it first comes to market can be one of the most expensive mistakes you make.
At Bowman Estates, we believe that getting your asking price right from day one is one of the most important parts of achieving the best possible selling price.
Here’s why.
1. Buyers Know More About Property Prices Than You Think
Let’s imagine your property is realistically worth around £350,000.
You’ve spoken to a few estate agents, and one suggests marketing it at £380,000.
You think:
“Why not? It’s only £30,000 more. Someone might fall in love with it, and we can always negotiate.”
The problem is that buyers have access to more property information than ever before.
They’re regularly searching Rightmove and Zoopla, comparing similar properties, monitoring price reductions and looking at what’s sold in the surrounding area.
Someone searching for a three-bedroom home in Ramsbottom, Bury or Bolton will often have spent weeks, sometimes months, researching the local market.
They know what £350,000 generally buys them.
And when your home appears at £380,000 alongside similar properties priced at £340,000–£355,000, many buyers won’t automatically assume there’s room for negotiation.
They simply won’t arrange a viewing.
This is where sellers can lose valuable opportunities before they’ve even begun.
2. You Only Get One Chance to Launch Your Property
When a property first appears on the market, it’s new, fresh and potentially exciting to buyers.
People who have been waiting for the right home are often particularly interested in newly listed properties.
This initial period is a valuable marketing opportunity.
Professional photography, high-quality video tours, attractive presentation and a well-planned marketing campaign can all help generate attention.
But even the best property marketing has limitations if the asking price is significantly above what buyers believe the property is worth.
At Bowman Estates, we invest heavily in how we present homes, including professional photography, presenter-led video tours, home staging and targeted digital marketing.
However, we also understand something equally important:
Great marketing gets your property noticed. The right asking price helps turn that attention into viewings and offers.
If you launch too high, you risk wasting the period when buyers are most interested in your new listing.
And unfortunately, you can’t recreate that first launch simply by reducing the asking price later.
3. More Viewings Can Create Competition Between Buyers
One of the biggest advantages of pricing a property correctly is the potential to attract several genuinely interested buyers.
Imagine two different scenarios.
Scenario A: The overpriced property
A home worth approximately £350,000 is advertised at £380,000.
It attracts very few viewings.
After several weeks, the seller reduces the asking price.
Eventually, one buyer makes an offer of £335,000.
With no competing interest, the seller has limited negotiating leverage.
Scenario B: The correctly priced property
The same home launches at £350,000.
The professional marketing campaign generates strong interest.
Several buyers arrange viewings, and two or three decide they want to purchase.
With genuine competition, buyers may be willing to offer close to, or even above, the asking price.
The seller is now negotiating from a much stronger position.
Of course, multiple offers and above-asking-price sales are never guaranteed. Market conditions, demand, property condition and location all play a part.
But the principle remains:
Competition can strengthen your negotiating position. Overpricing can prevent that competition from developing.
4. The Longer Your Home Sits on the Market, the More Questions Buyers Ask
This is where buyer psychology becomes particularly important.
Imagine you’re searching for a house in Ramsbottom.
You find a lovely property that’s been listed for three months.
It looks attractive, the photographs are good and the location seems ideal.
But it hasn’t sold.
What’s your first thought?
For many buyers, it’s something like:
“Why is that still available?”
Or perhaps:
“Is there something wrong with it?”
You might even assume the seller is becoming desperate and would accept a much lower offer.
This is one of the hidden risks of an extended marketing period.
Even if there’s absolutely nothing wrong with the house, a lengthy period without a sale can create uncertainty.
And uncertainty rarely helps sellers achieve their best price.
Not every property that takes longer to sell is overpriced. Some homes naturally have a smaller buyer pool, and market conditions can change.
However, an unrealistic asking price is one avoidable reason a property may struggle to attract serious interest.
5. Reducing Your Asking Price Doesn’t Always Fix the Problem
Let’s return to our £350,000 property advertised at £380,000.
After six weeks without an offer, the seller reduces it to £365,000.
Another month passes.
Eventually, it’s reduced again to £350,000.
The property is now priced at what it arguably should have been from the beginning.
But there’s a problem.
Buyers have already seen it advertised for weeks.
Some have dismissed it.
Others have started questioning why it hasn’t sold.
And some may now be waiting for another reduction.
Rather than generating excitement, the property has entered a cycle of price reductions.
The asking price might finally be right, but the momentum of the original launch has been lost.
A price reduction can absolutely generate fresh interest, particularly when it moves a property into a different buyer search bracket.
But relying on reductions as your original selling strategy is a gamble.
6. Be Careful of Estate Agents Who Promise the Highest Valuation
This is something I believe homeowners should pay particular attention to.
When you’re inviting estate agents to value your property, it’s completely natural to want to hear the highest figure.
If one agent suggests £350,000 and another suggests £380,000, the second valuation can sound far more attractive.
After all, who wouldn’t want an extra £30,000?
But here’s the question every seller should ask:
“What evidence supports that valuation?”
A good estate agent should be able to explain their pricing recommendation using relevant comparable properties, recent sold prices, current competition and local buyer demand.
They should also be honest about the difference between an asking price and a realistic selling price.
An estate agent doesn’t determine what your home is worth simply by suggesting a number.
Ultimately, the market determines what buyers are prepared to pay.
At Bowman Estates, we’d much rather have an honest conversation about your property’s value than promise an unrealistic figure simply to win your instruction.
Because the goal isn’t to put the highest number on Rightmove.
The goal is to achieve the strongest possible sale for our client.
7. How Should You Price Your Home in Ramsbottom, Bury or Bolton?
Every property is different, which is why accurate local market knowledge matters.
A three-bedroom semi-detached home in Ramsbottom might attract a different type of buyer from a similar property in Tottington, Greenmount, Harwood or Bolton.
Even within the same neighbourhood, factors such as presentation, plot size, parking, school catchments, extensions and property condition can make a significant difference.
Before recommending an asking price, we believe it’s important to consider:
- Recently sold properties: What have genuinely comparable homes achieved, rather than simply what were they advertised for?
- Current competition: What similar homes can buyers choose from today?
- Buyer demand: How much interest is there in this type of property at this price point?
- Presentation and condition: How does your home compare with competing properties?
- Your circumstances: Are you looking for a quick sale, or do you have flexibility around your moving timescale?
A sensible asking price doesn’t mean undervaluing your home.
And it certainly doesn’t mean giving it away.
It means positioning your property intelligently to attract serious buyers and maximise your opportunity to negotiate.
8. The Most Important Thing to Remember When Selling Your Home
We all know a property that’s been on the market for months.
Perhaps you drive past it regularly and notice the same For Sale board outside.
And what’s the first thing people often say?
“That must be overpriced.”
Or:
“I wonder what’s wrong with that house?”
Yet when it comes to selling our own property, it’s incredibly easy to forget that same logic.
We naturally believe our homes are special.
We remember the improvements we’ve made, the money we’ve invested and the memories we’ve created.
And sometimes that makes it difficult to separate emotional value from market value.
That’s why honest, evidence-based advice from an experienced local estate agent is so important.
The highest valuation doesn’t necessarily mean the highest selling price.
In some cases, it could actually lead to the opposite.
