Sellers across Britain cut the asking price on more than 3,000 homes a day in September. That is according to Rightmove figures reported by the BBC this week. It is the highest monthly total for 15 years.
That number grabs attention. But the real story is what happens to those homes after the price drops. And what it means if you are thinking of selling in Bury, Bolton or Ramsbottom.
What is going on in the market?
There are more homes for sale and fewer buyers committing. Zoopla says the number of homes for sale was up 5% in September on a year earlier. Sales agreed were down 9%.
Mortgage rates are at a three year high. Most buyers are working to a tight monthly budget. They have plenty of choice, so they are picky about what they view.
September is also the month when price cuts usually peak. Sellers want to be moved before the end of the year.
The real cost of getting the price wrong
This is the part every seller should read twice.
Rightmove says the average price cut is close to 7%. On a typical home that is around £21,000 knocked off.
Homes that needed a reduction took about 119 days to find a buyer. Homes that were priced right from the start took about 39 days. That is three times longer, for less money.
Zoopla found that homes needing a price cut were half as likely to sell within three months. A quarter of new listings in September had already been on the market in the past year. Six in ten of those came back at a lower price.
So the seller who aims high "just to see" often ends up waiting longer and selling for less than if they had priced it right on day one.
Why does this happen?
It is human. Sellers put a value on the years, the money and the effort they have put into their home. Buyers do not see any of that. They simply look at every home their budget allows and compare.
There is also the stale listing problem. When a home sits online for months and then drops in price, buyers start to wonder what is wrong with it. Often there is nothing wrong at all. But the doubt is already there, and it costs you in the negotiation.
Your first two weeks on the market are when you get the most attention from serious buyers. Miss that window with the wrong price and you rarely get it back.
Some good news for the North West
The North West is holding up better than most of the country. Zoopla says 50% of homes listed here between April and June found a buyer within three months. Compare that with just 30% in London.
The fastest market of all is Scotland, at 74%. One big reason is that sellers there must get an independent valuation before they list. They start with a realistic price. Buyers trust it. Homes move.
The lesson for us is simple. Price on evidence, not hope.
How we price homes at Bowman Estates
We are an independent agency in Ramsbottom, and we do things differently to the big chains.
Evidence first. Every valuation is built on real sold prices from Land Registry and detailed local comparables. Not what the house down the road is asking. What it actually sold for. You can see recent figures in our Ramsbottom sold house prices guide.
Honest about ceilings. We will tell you where the top of the market is for your street, even when it is not what you hoped to hear. We would rather win your trust than win your instruction with a number we cannot achieve.
A launch that counts. Every home we sell gets professional photography, video, a Matterport 3D tour, floor plans and a proper marketing plan. Right price plus strong launch is what gets buyers through the door in those first two weeks.
Five tips if you are selling this autumn
- Price for the buyer's search. Buyers search in price bands. Pitch just above a band and you vanish from a whole group of searches.
- Look at sold prices, not asking prices. Asking prices are wishes. Sold prices are facts.
- Be wary of the highest valuation. The agent with the biggest number is not always the one who will sell your home.
- Launch with your best foot forward. Great photos, a clear floor plan and a tidy home all matter more when buyers have lots of choice.
- Already listed and stuck? Get a fresh, honest opinion before cutting again. A second small cut can do more harm than one well judged reset.
