Chris's view
The 13% fall in Elton's median looks alarming, but it isn't what it seems. Last year's figures included 21 brand-new homes and many more semi-detached sales. This year no new-builds have been recorded and the mix has tilted towards terraces and flats. Compare like with like and prices are almost unchanged: terraced homes at £170,000 and semis at around £256,000 both match last year, and the overall average is within 1%. Elton is holding its value.

About these figures
- Source: HM Land Registry Price Paid Data, standard residential sales at full market value (category A). Repossessions, buy-to-let company purchases and other non-standard transfers (category B) are excluded, as are duplicate records of the same sale.
- These are all recorded sales in the area, by every agent and private sale. They are not Bowman Estates sales unless we say so.
- Land Registry data runs behind the market. Sales typically appear a few weeks to several months after completion, and the latest month published here is August 2026.
- Boundary: as described under "Area covered" above (postcode sectors with sales: BL8 1, BL8 2, BL9 0). Each postcode is counted on only one Bowman Estates sold-prices page, so no sale is double counted.
