Chris's view
Prestwich has the highest typical price of the larger areas we track: £300,000, up about 2.5% on the year. The rise was broad, with semi-detached, terraced and flat prices all a few per cent higher. Fewer detached homes have been recorded so far this year (32 against 57), so treat the higher detached figure with some care. Semi-detached homes make up half of all sales here, and they set the tone for the market.

About these figures
- Source: HM Land Registry Price Paid Data, standard residential sales at full market value (category A). Repossessions, buy-to-let company purchases and other non-standard transfers (category B) are excluded, as are duplicate records of the same sale.
- These are all recorded sales in the area, by every agent and private sale. They are not Bowman Estates sales unless we say so.
- Land Registry data runs behind the market. Sales typically appear a few weeks to several months after completion, and the latest month published here is August 2026.
- Boundary: as described under "Area covered" above (postcode sectors with sales: M25 0, M25 1, M25 2, M25 3, M25 9). Each postcode is counted on only one Bowman Estates sold-prices page, so no sale is double counted.
