Chris's view
Whitefield is really two markets. The typical sale dipped about 3% to £267,250, with semi-detached homes slightly cheaper than a year ago at around £280,000. At the top end, detached prices rose to a median of £540,000, and 32 homes sold for £500,000 or more, including one at £1.6 million on Ringley Road. That top end is why the average rose even though the median fell.

About these figures
- Source: HM Land Registry Price Paid Data, standard residential sales at full market value (category A). Repossessions, buy-to-let company purchases and other non-standard transfers (category B) are excluded, as are duplicate records of the same sale.
- These are all recorded sales in the area, by every agent and private sale. They are not Bowman Estates sales unless we say so.
- Land Registry data runs behind the market. Sales typically appear a few weeks to several months after completion, and the latest month published here is August 2026.
- Boundary: as described under "Area covered" above (postcode sectors with sales: M45 6, M45 7, M45 8). Each postcode is counted on only one Bowman Estates sold-prices page, so no sale is double counted.
