Chris's view
Summerseat is a small market, and with only 23 recorded sales the year-on-year figures swing hard. The median fell from about £339,000 to £240,000, but that is because only three detached homes sold this year against seven the year before, and more flats sold. Terraced cottages, the most common sale here, had a median of £265,000 in both years. With so few sales, what any one home is worth depends far more on its own position and condition than on the average.

About these figures
- Source: HM Land Registry Price Paid Data, standard residential sales at full market value (category A). Repossessions, buy-to-let company purchases and other non-standard transfers (category B) are excluded, as are duplicate records of the same sale.
- These are all recorded sales in the area, by every agent and private sale. They are not Bowman Estates sales unless we say so.
- Land Registry data runs behind the market. Sales typically appear a few weeks to several months after completion, and the latest month published here is August 2026.
- Boundary: as described under "Area covered" above (postcode sectors with sales: BL0 9, BL9 5). Each postcode is counted on only one Bowman Estates sold-prices page, so no sale is double counted. Streets with a recorded sale in the last two years: Ashborne Drive, Bass Lane, Cleveland Close, Cragg Fold, East View, Garden Street, Hall Street, Hamer Terrace, Higher Summerseat, Hill Street, Holly Street, India Street, Kay Street, Miller Street, Moss Street, Queens Place, Railway Street, Riverside Drive, Robin Road, Rowlands Road, Vale Coppice, Waterside Road, Wood Road, Wood Road Lane.
