Choosing an estate agent FAQs

Choosing who sells your home is one of the biggest decisions in a move. These are the questions people ask most about estate agents themselves, answered plainly by our team in Ramsbottom.

How do I choose an estate agent?

Choose the agent who can show you real evidence of selling homes like yours nearby, and whose advice you trust, rather than the one with the highest valuation. Ask how they reached their price, what the fee includes, how long the tie-in lasts and who will do the viewings. Read their recent reviews, check they belong to a redress scheme, and notice how quickly and clearly they get back to you before you've signed anything.

What does an estate agent actually do?

An estate agent values your home, markets it, finds and checks buyers, and negotiates the price for you. That covers photos, the listing, viewings, passing on every offer and making sure buyers can actually afford to proceed. The part people often don't see comes after an offer is accepted: chasing solicitors, mortgage lenders and the rest of the chain so the sale gets to exchange. A good agent also has to disclose material information about the property to buyers.

Are estate agents worth the money?

For most sellers, yes, because a good agent usually more than covers the fee through pricing, negotiation and keeping the sale together. You're paying for access to the property portals, accompanied viewings, checking buyers and the weeks of chasing after an offer is accepted. If your home is easy to sell and you have time to do the viewings and chase the solicitors yourself, a cheaper option may suit you. The key is comparing what you actually get for the fee.

Is an online estate agent or a high street agent better?

It depends on your home and how much of the work you want to do yourself. Which? says online agents typically charge a flat fee of £300 to £1,500, often paid upfront whether or not the house sells, and you may have to do the viewings. High street agents usually charge a percentage only when the sale completes, and handle viewings, negotiation and chasing the sale. Local knowledge matters most for pricing and for unusual or higher-value homes.

What questions should I ask an estate agent before signing?

Ask what the fee is including VAT, what it covers, how long the tie-in is and what notice you have to give. Then ask how they got to their valuation, which recent sales they used, who will do the viewings, which portals they use and how they check a buyer can proceed. Ask who your day-to-day contact will be and how often you'll hear from them. Get the answers in writing before you sign the agreement.

What's the difference between sole agency and multi-agency?

Sole agency means one agent markets your home for an agreed period, while multi-agency means several agents market it at once and only the one who finds the buyer is paid. Zoopla puts sole agency fees at around 1% to 2% and multi-agency at around 2% to 3.5%, because each agent has less chance of earning the fee. Multi-agency can also mean the same house appears several times online, which some buyers find off-putting.

What should I watch out for in an estate agent contract?

Check three things before signing: the tie-in period, the notice period and the type of agency. Be careful with 'sole selling rights', where you can owe the fee even if you find the buyer yourself, and with a 'ready, willing and able' clause, where a fee can be due even if the sale never reaches exchange. Look for withdrawal fees and any charges for marketing.

Can I switch estate agents?

Yes, but check your contract first, because switching during a tie-in can leave you owing two fees. Give the notice your agreement asks for, then ask your old agent for a written list of everyone they introduced or showed round, and pass it to your new agent. If one of those people later buys your home, the first agent may still be owed a fee. Citizens Advice says you may also have to cover costs like advertising.

Do estate agents have to be qualified or regulated?

No licence or qualification is legally required to be an estate agent in the UK, but agents do have rules they must follow. Under the Estate Agents Act 1979, the National Trading Standards Estate Agency Team can ban people from the industry. Every residential agent must belong to an approved redress scheme, either The Property Ombudsman or the Property Redress Scheme. Lettings agents handling client money must also have client money protection. Membership of a trade body like Propertymark is voluntary.

How do I complain about an estate agent?

Start by complaining to the agent in writing and asking for a copy of their complaints procedure. Explain what went wrong and what you'd like them to do about it, and keep copies of everything. If it isn't resolved within eight weeks, or you're unhappy with their final response, you can take it to their redress scheme free of charge, usually within 12 months. We're members of The Property Redress Scheme and our complaints procedure is on our website.

Who is the best estate agent in Ramsbottom?

The best estate agent in Ramsbottom is the one who knows your part of town, prices your home on real sold evidence and keeps in touch after the board goes up. Ramsbottom covers very different streets, from terraces off Bolton Road West to stone houses in Holcombe, so ask each agent which homes like yours they've sold recently. Read their Google and website reviews too. We're based on Bolton Road West and would be glad to be one of the agents you compare.

Who is the best estate agent in Bury?

There isn't a single best estate agent in Bury, because the right agent depends on where your home is and what kind of buyer it will attract. Bury covers town centre terraces, Walmersley family homes and villages like Tottington and Greenmount. Look for an agent with recent sales near you, honest pricing and good reviews from people who've actually sold with them. We've written a guide on what to look for, including the questions to ask at the valuation.

How do I compare estate agents near me?

Compare local estate agents on evidence, not adverts. Look at which agents' boards and Sold STC listings appear on your street and nearby on Rightmove, check their reviews, and see how they present homes similar to yours online. Then invite two or three for a valuation and compare their prices, the sold evidence behind them, their fees including VAT and their contract terms. How they answer the phone and follow up tells you a lot about how they'll treat buyers.

Is the cheapest estate agent the best option?

Not usually, because the fee is only a small part of what decides how much money you walk away with. A cheaper agent may cut back on photos, accompanied viewings or chasing the sale after an offer, and a weak negotiator can cost you far more than the fee difference. That said, a high fee doesn't guarantee a better job. Compare what each agent will actually do, how they'll do it and what you'll pay in total including VAT.
