Chris's view

Edenfield and Irwell Vale look stronger on paper, with the median up 14% to £280,500. That is partly the mix: more detached homes and fewer semis sold this year. The average is also pulled up by one exceptional sale, £1.26 million on Michael Wife Lane. The better guide is terraced homes, almost two in three sales here, which rose only slightly to around £240,000. It is a steady village market, and the stone terraces remain its backbone.

About these figures

  • Source: HM Land Registry Price Paid Data, standard residential sales at full market value (category A). Repossessions, buy-to-let company purchases and other non-standard transfers (category B) are excluded, as are duplicate records of the same sale.
  • These are all recorded sales in the area, by every agent and private sale. They are not Bowman Estates sales unless we say so.
  • Land Registry data runs behind the market. Sales typically appear a few weeks to several months after completion, and the latest month published here is August 2026.
  • Boundary: as described under "Area covered" above (postcode sectors with sales: BL0 0). Each postcode is counted on only one Bowman Estates sold-prices page, so no sale is double counted.
