Updated October 2026 · Covers sales completed 1 September 2025 to 31 August 2026 (the latest month in HM Land Registry's data).
What are homes in Greenmount, Hawkshaw & Affetside actually selling for? Asking prices only tell half the story. These are the prices buyers really paid, from HM Land Registry.
Area covered: Greenmount village around Holcombe Road and Brandlesholme Road, plus the neighbouring villages of Hawkshaw (along Bolton Road) and Affetside (Watling Street). Hawkshaw had 8 and Affetside 3 recorded sales in the last year, too few for pages of their own, so they are combined with Greenmount.

Chris's view
The headline median jumped by about a quarter, to £427,500, but I wouldn't read much into that. With only 35 sales across Greenmount, Hawkshaw and Affetside, a handful of different homes moves the middle figure a lot, and the average rose a more modest 3%. Semi-detached and terraced homes sold for more than a year ago, while detached homes sold for a little less. Almost a third of sales were £500,000 or more, which reflects the larger family homes in these villages.

About these figures
- Source: HM Land Registry Price Paid Data, standard residential sales at full market value (category A). Repossessions, buy-to-let company purchases and other non-standard transfers (category B) are excluded, as are duplicate records of the same sale.
- These are all recorded sales in the area, by every agent and private sale. They are not Bowman Estates sales unless we say so.
- Land Registry data runs behind the market. Sales typically appear a few weeks to several months after completion, and the latest month published here is August 2026.
- Boundary: as described under "Area covered" above (postcode sectors with sales: BL8 3, BL8 4). Each postcode is counted on only one Bowman Estates sold-prices page, so no sale is double counted.
