Chris's view
The Loveclough and Goodshaw median fell about 22% to £221,750, but this is a small market of 28 recorded sales and the mix changed a lot. Last year included six new-build homes and eleven semis; this year there were just two semis and more terraces. Terraced prices were flat at around £194,000. Detached homes did sell for less, a median of £371,125 against £425,000, though that is based on only 12 sales. Expect these figures to settle as more of the year's sales are registered.

About these figures
- Source: HM Land Registry Price Paid Data, standard residential sales at full market value (category A). Repossessions, buy-to-let company purchases and other non-standard transfers (category B) are excluded, as are duplicate records of the same sale.
- These are all recorded sales in the area, by every agent and private sale. They are not Bowman Estates sales unless we say so.
- Land Registry data runs behind the market. Sales typically appear a few weeks to several months after completion, and the latest month published here is August 2026.
- Boundary: as described under "Area covered" above (postcode sectors with sales: BB4 8). Each postcode is counted on only one Bowman Estates sold-prices page, so no sale is double counted.
