Moving to the area, or just weighing up one village against another? These are the local questions we hear most about Ramsbottom, Bury and the villages around them, with figures from Land Registry sales where we have them.
Is Ramsbottom in Bury or Lancashire?
Ramsbottom is in the Metropolitan Borough of Bury, in Greater Manchester. It was historically part of Lancashire and moved into Greater Manchester when local government was reorganised in 1974, which is why many people still use a Lancashire address. Council tax, bins and school admissions are all handled by Bury Council. A few neighbouring villages that share the BL0 postcode, such as Edenfield and Stubbins, sit over the boundary in Rossendale, Lancashire, so check which council covers a house before you rely on a school or service.

Is Edenfield in Lancashire?
Yes. Edenfield is in the Borough of Rossendale in Lancashire, even though it shares Ramsbottom's BL0 postcode. That matters most for schools, because admissions go through Lancashire County Council rather than Bury. Edenfield Church of England Primary School was rated Outstanding at its April 2025 Ofsted inspection, and the village falls within the priority area for Haslingden High School and Sixth Form. Woodhey High School in Ramsbottom is also close by, but places there are allocated through Bury Council's admissions process.

What are house prices like in Holcombe Brook?
Holcombe Brook is one of the more expensive parts of our area. Land Registry figures for September 2025 to August 2026 show a median sale price of £310,000 across 57 sales. The range is wide, from stone cottages and semis to large detached homes on Longsight Road and the Holcombe Brook end of Bolton Road West, where several recent sales have gone over £1 million. Those few big sales lift the average, so the median is a better guide to a typical home.

What are house prices like in Greenmount and Hawkshaw?
Greenmount, Hawkshaw and Affetside have the highest typical prices of the areas we cover. The median sale price from Land Registry data for September 2025 to August 2026 was £427,500, from 35 sales. That is a small number of sales, so a handful of large detached homes can move the figure noticeably from one year to the next. Family homes within reach of the village schools tend to be the most sought after. For your own home, a valuation will tell you far more than the area median.

Does Ramsbottom flood?
Ramsbottom has flooded in the past, but the risk is concentrated on homes close to the River Irwell and its streams.
